Which Mighty Mule Models This Applies To

The access control side of a Mighty Mule setup covers three parts we replace most often: the FM138 or FM139 control board inside the opener housing, the remote receivers (FM135, FM136, MM571W, MM572W), and hardwired or wireless keypads like the MM371W. Before you order anything, open the control box and read the white label on the board itself. Mighty Mule stamps the model number there, not on the outer shell. A board from an MM260 or MM272 swing gate opener isn’t interchangeable with the MM362 or MM562, even when the mounting holes look close. One compatibility trap we see weekly in Irvine: the MM371W keypad and the older FM137 keypad share a harness shape but run different voltage and won’t cross. We stock OEM Mighty Mule boards when the customer wants factory matching, and we carry a quality aftermarket equivalent we’ve used on dozens of Irvine gates. The difference is usually a matter of warranty length: the aftermarket board carries its own one-year replacement, while the OEM runs on Mighty Mule’s standard terms.   • Remote works from the driveway but not the street. The receiver antenna inside the control box has shifted or the receiver board has micro-cracks after years of exposure. We’ve found this exact failure at properties near Woodbridge Village Center where morning humidity condenses inside unsealed control boxes.
  • Keypad buttons work intermittently, and harder presses help for a while. The membrane contacts on the keypad have corroded or the ribbon cable inside has separated from the board. Cleaning rarely fixes this; replacement usually does.
  • The gate opens but won’t close without holding the button. Not always a limit-switch issue. The dip-switch settings or the access control relay on the board has failed, sending a permanent “open” command. We test this by jumping the relay terminals and reading the result on a multimeter.
  • A new remote won’t pair no matter how many times you follow the YouTube video. Older Mighty Mule receivers have a hard pairing limit: usually 25 remotes. Once the memory is full, new remotes bounce silently. We clear the log and test it live before selling you anything.
  • You hear a click from the control box but nothing moves. The board is sending a signal. The relay contacts inside are burnt. We replace the relay or the board, depending on how salvageable the solder points are.

Most Mighty Mule access control replacements in Irvine run from $220 to $480 installed, and we write that number down before work begins. A simple receiver swap on an existing opener lands at the low end. A full board replacement with reprogramming of remotes and keypads, plus resetting limit readings, lands at the top. The price covers the part, the labor, the re-pairing of every remote you already own, and a photographed record of the old board’s wiring before we touch it, so the new board lands exactly where the old one sat. We don’t add a dispatch fee inside Irvine, and we don’t quote one number and invoice another. You can safely check the fuse on the control board, confirm power at the outlet, and write down the model number from the label. That’s real, useful information and it shortens our visit. What you should not do is open a live control board and start swapping wires. Mighty Mule units run 12V on the control side but connect to a 120V transformer, and crossing the low-voltage and line-voltage terminals while the unit is powered can destroy the board, the transformer, or worse. We’ve been called out to more than one Irvine gate where a well-meaning owner followed a forum post and shorted a board that was still plugged in. If the cover is off and you’re not certain which side is line voltage, close it and call (657) 258-2588.
