The gate had been pushed open manually during a power outage, which stripped the internal gear and threw the travel limit out by roughly 14 degrees. We pulled the old motor, installed a LiftMaster LA400, reset the limit switches, and photographed the new positions before we left. The gate now opens and closes on its own arc, and the homeowner has a written record of the part number and the settings we adjusted.

Slide Gate Track Straightening and Roller Replacement

A landscape crew had backed into the track, bending it inward and flattening two rollers. Every open cycle sounded like a file drawer full of gravel. We straightened the track in place, replaced all four rollers, and ran the gate through 50 open-close cycles to confirm the load was even. The before and after photos show the same gate, now sliding with about a quarter of the motor strain it had before.

Photo-Eye Realignment and Safety Edge Repair

This one was a false-reversal problem: the photo-eye, which is the infrared beam that stops the gate if something crosses the path, was knocked about two inches out of alignment by a trash bin. The gate would close halfway, think something was blocking it, and reverse. We realigned the beam, then replaced the worn safety edge along the leading gate post. The result is a gate that closes fully on the first try, every time.

Wrought Iron Gate Welding and Hinge Rebuild

The lower hinge weld had cracked through, letting the gate drop about an inch and a half and drag its lower corner across the concrete with every swing. We un-hung the gate, ground out the failed weld, rebuilt the hinge, and re-hung the gate level. The photos show the cracked weld before and the clean bead after. This is the kind of repair that buys another decade out of a good iron gate instead of a replacement.

Gate Opener Control Board Diagnosis and Replacement

The gate would not respond to the remote, the keypad, or the hardwired button. We traced the failure to a burnt relay on the DoorKing control board, a common failure after a close lightning strike that the homeowner had not connected to the gate trouble. We replaced the board, re-learned all four remotes, and reset the keypad codes. The photo log shows the old board with the scorched relay and the new board in place with the wiring dressed and labeled.
